What if I meet the client and find out that the information I received in the Agent Invitation is not accurate in my view? (For example, what if the house is actually worth less that the client thinks it is, in my estimation, and the terms that I offered could not work and would not be fair to me?)

If you believe that some important information is incorrect or if the client changes their mind after sending the invitation, it is entirely reasonable for you to point this out to the client and adjust your proposal accordingly. Unless things are very different than in the invitation, the client might not think that it is fair of you to completely change the spirit of your offer—but it’s your decision.
